Hello, I'm trying to convert an object of other game to sims 4 I have a dae file and 3 png textures When I imported dae file to blender, it looked ok in rendered mode but after i tried to unwrap uv, the texture didn't get applied correctly at all please help me

This seems to be an issue of overlapping going on on the uv map. Note: that item polycount is too high for the game.

When you change the UVmapping, you also need to do some changes to how the texture is applied to make it show up properly in the Blender preview, because when imported from S4S the texture gets applied via the material. When you change the UVmap, the model still uses the original texture from the original material, so it won't match the UVmap unless you change it to the new texture.
(Personally I usually don't care, because I know it'll show up fine as long as the UVmap and texture are lined up properly).
