Your mirror has a mirroring group in each side of the mesh. The front AND the back. Try assigning the one in the back to the Phong shader and keep the one in the front in the mirror group. (The one in the back won't be functional anyway and the shaders may be interrfering with each other, mainly because there's a "hole" inside the mirror and no geometry behind the mirrored plane.
I understand what you say about sharing the files, but to help you we must know what you're working with. I understand the fear for someone stealing your mesh but also remember that it is here because it has a problem. If someone steals it from you they would have a bugged item that in my opinion won't have much utility... This is a free forum and people help in this section voluntarily. We might know the answer or we might not.. so test is always needed to help find the answer. Anyone is welcome to do this either a moderator or not, this is why we as you to post in the thread rather than PM someone for example.

How can I tell the difference to the front & back mirror mesh if they are on the same cut. Would it be easier to try to close the mirror? in other words, make it whole?

Yes that's what I was trying to say. Close the mesh in the back. If you press 1 en Blender you'll see the front view. The front should have a plane assigned to the mirror shader as you did. The other back part, because it's going to be tight to the wall should not have a mirror plane. Close it and make it "whole".

Hello SimVault, Or you can modify manually in the warehouse for : - model (group 00000000, instance 221CDCF0E31CCEB8) -->Data-->Lods-->Edit Items-->LowDetail Flags-->Meshes-->Edit Items-->FlatMirror-->MirrorPlaneOffset--> replace 0 by -0.27119<--Find in Blender. Do the same for Model Lod 00000000 and Model Lod 00000001.
