Hi! The problem lies with your specular map texture. It should not have an alpha map. Go into your image editor, delete the alpha and save as dxt1 no alpha. Also, i highly suggest you bake a proper texture for your object to increase the quality of your model. Check this out THIS GUIDE. It's for CAS but the method is exactly the same for any mesh.

I do not know, but I always created the sims object, but recently (doing the same as always I did before) all my creations is having this trouble with shadows or something like this.

Sometimes my meshes will look like that in game if I've got extra geometry in my mesh like I accidentally duplicated a plane. Maybe check your mesh in blender closely to see if there's anything extra and delete it.
