Do you mean add it to existing objects that didn't have it before, or making it so that they have it automatically upon buying?

Okay, that's more complicated to explain but I'll do my best to cover the steps (at least for energy efficient, haven't looked for water yet). It's going to take me a little bit though as I want to write a related tutorial that will help slightly, which I can't do until later as I'm about to release a mod.
