A few questions on the free packs & Selvadorada

I have a few questions when it comes to the Jungle Adventure game pack, Luxury Party Stuff Pack, Fashion Street Kit.

1) What mods or cc would you suggest?

2) Jungle Adventure Selvadorada : How to change lot types?

I have been trying to change lot types by using these different mods. 
    Zerbu's Venue Change- not sure which files need to be installed
    Basemental's Universal Venue List-although I am not sure exactly what this does.
    Little Ms. Sam's More Buyable Venues -Holiday Home
    Zerbu's All Worlds are Residential

    The problem is any time you change the lot type choose go on vacation it won't let you move in to lot unless it is a rental. If it is possible I would like to have the sims own multiple residential lots .
